Tyson Properties provides full service, professional property management services to you, the owner. These services include:
- Tenant screening.
- Lease Agreement preparation and negotiation.
- Inspection of property to insure tenant maintenance and compliance with tenants' lease agreement.
- Maintenance of accurate rental reciepts and deposit records.
- Maintenance of accurate accounts payable and owner expense records.
- Coordination of repairs between tenant and vendor, with consequent work that is done timely and professionally.
- Preparation of monthly owner reports and year-end reporting of 1099 statements.
- Showing and advertising property to prospective tennants.
- Filing of court documentation in the event of non-payment of rent, and handling of eviction if necessary.
- Making deposits into owner's Operating Trust account all rents recieved.
- Making deposits into Security Deposit Trust account all security and pet deposits recieved.
- Making deposits into owner's Operating Trust account any of the owner's reserve funds and contributions recieved.
- Making payments for utilities on the owner's behalf while the property is vacant, or while utilites are provided by the owner.
- Maintaining and coordinating janitorial services if necessary.
- Maintaining and coordinating security services if necessary.
- Maintaining and coordinating common area maintenance and/or landscaping.
- No charges if the property is vacant.
- We maintain a high occupancy rate of the properties we manage.
